    We're a second home for Valley folks beating the heat, digital nomads working soft, and athletes chasing race day. But it's the sandpipers, snowy egrets, and 224 other species of birds* who own the place — the only long-termers allowed.

    Before you book

    Quick answers to the questions we hear most.

    Every site is compact. The booking system filters by your RV's length and slide-outs — just remember your site length needs to include space to park your vehicle: some sites park in line, some perpendicular at your site.

    Maximum stay is 21 nights, with a 2-night move-off between stays. We don't offer long-term leases, but we do offer seasonal monthly terms from October through March.

    Check-in is 1:00–10:00 PM, check-out by noon. It's self-service — a link in your confirmation email checks you in, so you can pull right into your site. Early check-in or late check-out may be available for a fee.

    Cancellations and modifications: call, email, or text the office — there's no online cancellation. Below applies to stays of 30 days or less.

    • 14+ days before check-in: full refund minus a $35 processing fee.
    • 7–14 days: a cancellation charge of one night's rate.
    • Less than 7 days: no refund.
    • No-show or same-day cancellation: no refund.
    • Holidays and special events: no refund.
    • No refund after check-in.
